Buying a home can be one of the more stressful decisions in our lives. With everyone’s input and more decisions than you know how to make… how can you be sure you are making the right choice? How can you be certain that one home is better than another when there are so many factors at play? NM Homies has 3 things we make our clients focus on when looking for their home, and we will keep coming back to them time and time again throughout the searching process. We are here to help break these down with you so that when you do find your ABQ home, you will know without a doubt it’s the right one for you.
#1. Location
There is a lot that you can do to a home, but picking it up and moving it is one of the more unlikely options. When you buy a home, you are buying the community, neighbors, and surrounding area. Location is the #1 biggest thing to consider when you are purchasing. ABQ has some beautiful neighborhoods and areas in the Northeast Heights, Southwest, Old Town, North valley, and more. With some guidance from your homies, you can get started looking in the right direction.
#2. Size
When looking for a home consider the size you need to be non-negotiable. There can be a sliding scale of square footage that we can search in but have your maximums and minimums picked out! There are pros and cons to having a house that is too small or too large for you. This is something that can often be changed in a home but can be very expensive.
#3. School District
If you have kids this might be top of mind for you, but it can be a much sneakier aspect of home buying when you don’t have kids yet but would like them in the future! If the home you are searching for is going to be a home you stay 5-7 years in (the average time people live in a home) then you need to take school district location into consideration. In Albuquerque, homes in school districts like La Cueva Schools, Desert Willow Family School, and Albuquerque Institute Of Math & Science are sought after and may come at a higher price. Similarly, the homes in Rio Rancho school districts like Vista Grande Elementary School, Cielo Azul Elementary School, and Eagle Ridge Middle School can be more competitive. This means that depending on your lifestyle and family this #3 topic could become a non-negotiable for you when searching for a home.
Buyers often get stuck on cosmetics, paint color, style, and other small aspects of the home. If you ruminate on these enough they become dealbreakers in your mind ❌ Making you miss out on a home that might have been the best option for you or your family.
Paint, style, and cosmetic features can be changed in your home at a smaller cost. Location, size, and school district can not. In reality, those small things are often fixable and changeable over your time in the home. Keep in mind you will likely be updating things as you live in the home whether or not it was *perfect* when you got it!
When we meet with a client we always go through the list of goals, wants, needs, and non-negotiables to get the home search started in the right direction. We often remind clients of that list and go back to it frequently through the home buying process to ensure that you are not only getting the best deal but a home that suits you and your non-negotiables.
There is more as well! Give us a call and let’s get you into a perfect new home.
